The Practice

When the right answer
is to do it ourselves.

Some opportunities are too good to wait for a client to bring to us — a lot in the right neighbourhood, an undervalued building with the right bones, a market that is plainly underserved. MACON Developments is our in-house development arm: we identify, acquire, design, build, and bring the result to market.

We approach our own projects with the same discipline as our client work — because the buyers and tenants of MACON developments are receiving the same product as our private commissions. Discipline that does not change when no one is paying us to maintain it.


What We Build

Four development categories we actively pursue.

Custom Residential Infill

Ground-up single-family homes on infill lots in established Toronto neighbourhoods. Built to be lived in, not flipped — finished to a standard we would be proud to occupy ourselves.

Boutique Multi-Unit Residential

Small-scale condominium and townhouse developments — under fifty units — where the trade-offs we make in finish, layout, and craft are different than what large developers can rationalize.

Mixed-Use Developments

Ground-floor retail or commercial with residential above. The most useful building type Toronto continues to under-supply — and the one we believe will define the next decade of well-built infill.

Adaptive Reuse

Conversion of existing buildings — heritage, industrial, or simply outdated — to residential or mixed-use. The buildings already exist; the only question is whether they will be done well or done cheaply.

Process

A four-phase process from acquisition through handover.

i Site Identification & Feasibility

Sourcing, due diligence, financial modelling, and design feasibility. We pass on far more sites than we acquire — the discipline at this stage protects every step that follows.

Closing on the property, assembling the right design team (architect, structural, interiors), and running design through planning approval. We engage on long-lead items the moment design is locked.

iii Construction & Project Management

Applying the same build standards we use on our private commissions. The advantage of being the owner is that we never have to fight with ourselves over a finish decision — the answer is always the right one.

iv Sales, Handover & Stewardship

Marketing, sales, and the long handover to the people who will live in the building. Our relationship with the buyer does not end at closing — we have a reputation to protect, and an after-sales standard that reflects it.
